Where do both of those “rents” come from?
With a rent-to-rent agreement, we give you, the landlord, guaranteed rent each month. We then re-rent the property on a nightly basis, increasing the rental cash flow.
The result, you, as a landlord, have a guaranteed income, without any of the effort that renting out a property normally involves.
We make a profit from renting the property out at a higher nightly rate as serviced accommodation, which is effectively our reward for taking on the effort and risk of managing the property.

1. Due Diligence on R2R operator. Check business registration (Companies House UK-based), get proof of professional Indemnity and public liability insurance, ensure they are part of the property redress scheme
2. Legal & Financial. Correct contracts not a standard AST. Confirm the correct rent amount and payment schedule, determine who handles the utility bills & council tax and get a guarantee clause regardless of occupancy.
3. Licensing & Compliance. Ensure the operator handles compliance: gas certs, fire safety, EPC, etc.
4. Property condition. Document condition with an inventory and photos, agree on any refurbishments or upgrades in writing, and set expectations for return condition at the end of the agreement
